Sell versus rent

Compare the income and work of renting with what a sale would provide.

Likely rent, costs, condition, management, and the owners’ plans should decide whether keeping the property makes sense.

Estimate rent conservatively

Include vacancy, maintenance, management, leasing, repairs, and reserves. Gross rent alone does not show what the property may produce.

Check whether the house fits

Layout, condition, location, association rules, local regulation, and the owner’s willingness to manage ongoing decisions all matter.

Talk through shared ownership

Heirs may have different cash needs, tax questions, risk tolerance, and interest in remaining owners together.

Plan for a later sale

If you keep the property, lease terms, upkeep, records, and vendor agreements should not make a later sale harder.
